  • How about this townhouse? ROP!

    MLS

I think getting a newer place is a really good idea for me. I know it is an inside unit and I am not crazy about that...but the price reflects it.

    Again, tons of questions...
Looks nice, is it priced correctly? How much per sf and how does that compare with units recently sold in
the complex or other comparables? Location: is it a reasonable distance from work? What are traffic patterns? Easy exit when everyone is leaving for work, perhaps 7 am and returning home 6 pm?

Are most of the units owner occupied or rented? What are the general demographics...mostly young singles, seniors, young families with children or mixed? I don't see too much negative about an internal unit unless you have nasty, noise generating neighbors. Have you stopped by Saturday night around 10 pm? Where is parking for guests? Are amenities that you would need/use nearby [lg. grocery, pharmacy, gas stn. etc]?

Imagine you live there...park on driveway or garage, lug lg. bag of grocery to kitchen. Do you see any problem? Laundry day, imagine yourself with a laundry basket down to washer. ok? [ I can tell a man designed these TH as any woman would put a laundry in the bathrm or hall closet upstairs as that is where we keep clothes/laundry.]

Why is unit being sold? If you are using the seller's RE agent, ask for a discount as you will be paying both the buyer and seller's commissions. Ask for winter utility bills. You need to know what to expect for heat and hydro. Ask for window coverings[if they are not included] to afford you temporary privacy or anything else you want during the negotiation process.

I hope you plan to have a professional do an inspection. What is the insulation R-value, warranties for roof, hot water tank, furnace; what else is warrantied?

The HOA fee seems v/low. What does it include? What is the balance in the reserve fund or is it some other fee? What are rules on pets, renting your unit in the future or roommate?

Ahh...a friend just told me that the townhomes there are very nice...but there is a dump nearby and sometimes the smell wafts into the houses....

      NO THANKS!

Hey, S&S, I see you've rejected this due to the dump, but that is a general point to keep in mind--you need to take into account what is all around a house. When I saw the hill (mountain ? the description says), beyond the backyard, my thought was that it does not look like a natural hill to me. I don't know your topography there, but it looks very much to me like the hills left behind after coal mining in the midwest. If that was my thought about an area I was looking at, I'd have to investigate it.

Joan, it is actually a natural mountain in the background...but I am not sure if it has a name or not. There are areas of mountains around my area.

I also would like to be a wee bit closer to work.

          So, the search continues...

A town house by all names is a great place to live in.
